Property Assessment Summary
Following a recent inspection carried out on behalf of a cash buyer, two key structural concerns were identified:
- Lack of Lintels Above Windows
It was observed that several windows lacked appropriate lintel support. While this issue is not uncommon and could be rectified by engaging a suitable contractor (or sourcing your own team), the required work would be relatively straightforward and cost-effective. - Structural Concern in Roof Valley Beam
A more significant issue was noted within the roof structure. The beam supporting the roof valley exhibited a visible crack, suggesting structural compromise. This would likely require replacement or, at minimum, evaluation by a structural engineer to determine a safe and appropriate remedy.
Based on these findings, the buyer opted not to proceed with the purchase. A suitable alternative property was secured successfully two weeks later.
